Architect comments from last city meeting: 

1) Heritage Group Review 
- Staff praised the thoroughness of SOS (statement of significance) prepared by our heritage consultant.
- Staff welcomed and commended the integration of the existing heritage component (used as the new lobby) with the new multi-residential development.

2) Planning Department 
- Staff is currently finalizing a report which will update the required FCL (min. elevation from which all habitable rooms must be located above); staff will make the report available to the design team once available
- Our office (Architect) responded that current design has considered the FCL and can be easily adjusted to meet the updated FCL.
- Staff confirm that FCL will be applicable to not only our parcel but the entire neighbourhood (all incoming new developments regardless of scale of development)
- Staff requested additional studies (view, sunlight, streetscapes etc.) to further evaluate the proposed building massing.
- Our office (Architect) responded that the current design uses the same roof form as the heritage dwelling and proposed massing is cascading down with cut corners to reduce the perceived height.  We will apply the same FCL requirement on neighbouring buildings to get a realistic view to illustrate the future development scenario.
- Staff confirmed that the planning manager (Mr. Ron Gill) is open to multi-family development.
- Staff reminded the design team that a complete package is needed for the planning review group to generate a comprehensive set of comments.

Action items:
- The architect to prepare massing study per planning's request.
- Design team and the owner group to evaluate the schedule for full DP submission (civil drawing and landscape design drawings will be needed).
