1st District of Shaughnessy, Vancouver. Behind the Stats - June 2025

For those reading this and not fully aware of the significance of the 1st District of Shaughnessy, this specific area is Vancouver's most historical, protected, and affluent neighbourhood. Possibly the most expensive area code in Canada.
Back to the opportunity challenge
2 days ago I brought my client to the attention of 19 properties in the Shaughnessy neighbourhood, NOT on the current market, under $6.5M. (This price range is in the lower 30% of priced assets in this neighbourhood).
Of those 19 properties, after digging in, I realized some interesting data points.
1) 7 of 19 properties SOLD off market. 37%
2) 15,000SF lot. 5,600SF finished living area. Purchased $7.5M. Now offered at $5.6M! Sellers staring down and willing to take a $2.1M loss.
3) 7 SOLD. Below asking price by: $1.2M, $500k, $1.1M, $600k, $800k, 800k. 1 sold for $160k over. Deals to be had. Buyer chooses selling price, not Sellers.
4) 8 of 19 were previously purchased 2016 or before. This tells us that half of the owners were long time owners prior to the white-hot market in 2016.
5) 9 were owner occupied. 10 were tenanted or vacant. Speculative purchases now cashing out.
There is some serious negotiating happening in Vancouver's most desirable neighbourhoods.
