The announcement by the Provincial Government of BC and the subsequent announcement of the City of Vancouver to allow transition from single family to small-scale multiplex residential buildings is an exciting time of growth for many  HOMEOWNERS and partnering homebuilders. The intent of YVR 1.0 is to bring together Metro Vancouver HOMEOWNERS, builders/small developers, architects, financial professionals, interior designers; all stakeholders of redevelopment into team to deliver the province the much needed Missing Middle housing.

VYR 1.0 - TEAMWORK IN SOLVING VANCOUVER'S HOUSING CRISIS

OUTLINE OF THE PLAN

    1. DERTERMINE MARKET VIABILITY - Shaun T. Carson, Investment Realtor will produce a comprehensive outline including: summary of market conditions, including pro-forma modelling; sales revenue, development costs and overall profitability.
    2. DETERMINE MUNICIPAL VIABILITY – working with the team YVR 1.0 Architect, they will be able to interact with the city for initial approvals of the project, massing, and identifying any elements early that may not support the development.
    3. BUILDER CONSULTATION - Meet with the builder. Ask questions about experience, team, timelines, process, general or limited partnership. 
    4. FINANCING PLAN - meet with financial professional to determine financing capacity to create a plan that is most profitable and convenient for you.
    5. PLAN AND DESIGN - Architect will design and taking input from homeowner, and Realtor insights re: overall design considering living comfort and sale-ability.  
    6. BUILD
    7. SELL
    8. PROFIT and/or
    9. AGE-IN-HOME, or have an INTERGENERATIONAL housing solution for your family
