The intent of this analysis report is to give investors a real-time valuation of their residential assets. Portfolio analysis is designed for residential assets such as: condo, townhouse, single detached, duplex, 3-plex, 4-plex, 6-plex, multifamily. Consideration for commercial assets such as: retail, light industrial will be considered on an asset to asset basis.

 

Reporting assets delivered

  • Full property report of salient facts; lot size, zoning, community plans, annual taxes, year built, walkscore, assessment data, topography summary, official lot dimensions, nearby elementary/secondary school catchments
  • Market Value assessment. Report containing recent sold and active listings on the market. CAP rate analysis; consideration of Net Operating Income to market value.
  • Rent Roll assessment. Neighbourhood rental report summary will show the difference between your rental revenue and current market rental rates.
  • Financial and debt analysis. Assessing debt to equity ratios for all properties. Giving the investor insight to leverage capacity, supporting all forward moving decision making options.
  • Asset mix analysis. Determining asset profile matching the current investment palate of the investor. Investors can hold simple, entry level assets for too long. This is where we discuss lateral or vertical transitions in asset classes.
  • Redevelopment potential - analysis. Municipal OCP (official community plans), and neighbour development applications is integral in this assessment. Viability assessment gives insight to redevelopment capability and maximized value of the asset.
  • Property management assessment. Fees vs services. Are the most up to date tools being used to serve the portfolio.

 

Limitations of report.

Investment portfolio analysis report is designed for the smaller portfolio; less than $5M in total assets.

Investment portfolio analysis - Multifamily is designed for larger multifamily assets. Pricing available on request based on door # and total portfolio value.
