In downtown Vancouver, units that are not selling are approximately 5% over-priced.  The size of unit is not a big determiner in whether a 1br unit is selling or not as sold units vs not-sold are nearly the same. The big story for 1br condos in DT Vancouver is the time to sell. Sales absorption is approximately 10 months (it would take 10 months to sell all current Active 1br on the market). Lots of competition.

Note: 15 of the 21 sold has 1 parking spot. 39 of 74 Active listings offer 1 parking spot. 26 of 55 failed to sell, have parking spots. There is distinguishable advantage to sell if a condo offers a parking spot. Nearly 50% of failed to sell units have parking; they did not sell based on Zero parking offering.
